TENANT PROCESS

1. COMMUNICATE YOUR REQUIREMENTS

Reach out to us via call or email to express your interest and outline your specific requirements. Providing details such as budget, location, property type, bedroom numbers, and any special requirements enables our team to efficiently search for the right property that matches your needs.

2. PARTICIPATE IN VEWINGS:

Once we understand your preferences, we’ll schedule viewings for you to explore potential properties. Confirmations for all viewings are provided via telephone or email, and you’ll be accompanied by a staff member who can address any questions you may have about the property, area, or the overall process.

3. SUBMIT AN OFFER:

After identifying a suitable property, you can submit a written offer to move in, along with any additional information or requests. This offer will be presented to the landlord for acceptance or rejection.

4. AGREEMENT ON OFFER:

If the landlord accepts your offer, we initiate reference checks to assess your suitability for the property and verify if you can afford the agreed rent. Affordability is typically based on 2.5 times your annual rent compared to your annual salary.

5. PROVIDE NECESSARY DOCUMENTS:

To comply with legal procedures and conduct referencing checks, you’ll need to provide the following documents:

  • Photographic ID per applicant
  • Employment details (accounts if self-employed)
  • 3 years of address history
  • Current landlord’s details
  • Referees or guarantor details (if required)

In case of any issues during the referencing check, we will promptly notify you. Once all checks are received and agreed upon, we proceed to prepare the tenancy agreement.

6. MOVE IN:

Upon agreement, you can move into the property. By move-in day, ensure you have paid your first month’s rent and security deposit in advance. You will also need to sign the tenancy agreement. Keys to the property, relevant gas and electric certificates, deposit details, contact information, and utility providers’ details will be provided. You will also receive a copy of the completed inventory report, which details the current condition of the property. It is crucial to sign this and inform us of any missing items.

7. AFTER MOVING IN:

Throughout the tenancy, we are available to assist with any maintenance or rental issues you may encounter. A renewal letter will be sent three months before the end of your tenancy, and your confirmation on whether you wish to renew your tenancy or vacate the property after the lease has expired is required within one month. If you decide to leave, we do require the property to be left in a clean and reasonable condition for viewings, with ample notice provided.
