In this option, we essentially become your tenant, ensuring your rent is paid on a fixed day every month, regardless of your property’s occupancy status. We commit to continuing payments even if the tenant defaults on rent for any reason. Taking full responsibility for the property (excluding the boiler), this is an ideal choice for hands-off landlords seeking a secure, long-term tenant with a guaranteed rental option.

Your property’s valuation will be conducted by our experienced staff. We then provide a fixed amount for a minimum period of one year, initiating the contract on the day a tenant moves in. Before the tenancy begins, HMO Management can arrange a third-party inventory, offering peace of mind during property handovers. As your tenant, we assume all contractual responsibilities beyond rent payments, including potential legal actions. For instance, if the occupant refuses to vacate or breaches the contract, incurring legal expenses, HMO Management Agency covers these costs.

OPTION 2

In this alternative, we offer a guaranteed rent package alongside our standard rental packages. While we don’t become your tenant, we manage day-to-day tenant queries and property issues. Periodic property inspections are conducted, with reports available upon request. If maintenance issues arise, we may allow you to address them or arrange for a local contractor. Upon completion, we send the invoice to you, deducting the total from the next payment. We exclusively engage professional and reputable contractors. You receive guaranteed rental for a full year once a tenant occupies the property.
